			<content:encoded><![CDATA[<p>A professional home inspection is a professional, objective evaluation of the current condition of the home and its major systems.  In a sense, a home inspection is a &#8220;snap shot&#8221; of the current condition of the home <strong>on the date</strong> of the inspection.  Today&#8217;s buyer is more informed and the home inspection gives the buyer an opportunity to learn as much as possible about thier prospective home.  It is important for a buyer to understand that there is no such thing as a perfect home and it is likely that some defects will be found in every home.</p>
<p>It is important to hire your inspector based on competence and not on price.  Remember, not all inspectors are created equal.  Experience is extremely important and it is best to use an (ASHI) certified inspector.  Second, time frames are involved so it is important to call the inspector immediately upon an accepted offer to schedule the inspection.  The inspection will focus on the major systems and their condition.  If you have any specific concerns about the home, you should talk to the inspector about those items before the inspection. </p>
<p>Inspections usually take 2-3 hours and typically cost around $350-$400.  This is a fantastic investment and could save you THOUSANDS of dollars in repair costs.  Also, a buyer should attend the inspection to learn more about the home.  Most inspectors give a written report with photos of items that might need to be addressed.  Keep in mind, an inspector may call upon other professionals who might be needed to evaluate an item that is beyond the scope of the inspection. </p>
